Three buyers at One Darling Point have each bought two adjoining three-bedroom residences and combined them, turning six apartments into three homes worth circa $56 million together, according to a media release from the project’s sales agent. One Darling Point is the 41-residence development on the Darling Point and Edgecliff border in Sydney’s eastern suburbs, designed, developed and built by Lendlease.

The release says every buyer came from the surrounding suburbs, and all three bought off the plan.

Why it matters

The largest sale was circa $23 million for two residences that now form one home of 323 square metres. A downsizer couple paid circa $15 million for two more, combined into 279 square metres. The third buyer paid circa $18 million for two three-bedroom apartments. The release does not give a size for that home.

Ben Stewart of SRM Residential, who handled all three sales, says: “When you are committing at this level, and to a custom fitout across two apartments, three years ahead of completion, certainty of delivery and quality counts for a great deal.” He says each buyer was a local downsizer who wanted to stay in the neighbourhood.

The release frames amalgamation as one of the few ways to secure large floor plates in the eastern suburbs, where it says demand for three-bedroom-plus apartments has consistently outpaced supply. It points to the $141.55 million One Sydney Harbour penthouse at Barangaroo, which it says combined a two-storey penthouse with the sub-penthouse below.

The numbers

Each of the three homes keeps three or more bedrooms and adds a second living area and a study. The remaining space goes to uses a standard plan would not offer: a golf simulator in one, a multi-purpose room and gym in another, and a cinema and den in the third. All three include a generous butler’s pantry.

Custom requests listed in the release include purpose-built shoe drawers, felt-lined joinery, lighting positioned for specific artworks, mirrored walls and chevron flooring. A display gallery near the site helped buyers settle on scale and finish.

What’s next

Vertical construction starts this month, and the release gives completion as late 2028. The building spans 17 levels, with architecture by Tzannes and interiors by Alexander &CO, and tops out in a four-bedroom penthouse with a private rooftop pool and terrace. The display gallery is open by private appointment through SRM Residential.
