On 4 November 2026 Brisbane Development reported that Exhibition Place has been finished and tenants are moving in. Lendlease and QuadReal Property Group developed the rental tower inside the Brisbane Showgrounds precinct at Bowen Hills. The outlet notes the project broke ground in May 2023, when the Federal Treasurer turned the first sod and it carried the name Exhibition Quarter.

Why it matters

The outlet puts the apartment count at 443, spanning studios through to three bedroom homes, at 498 St Paul’s Terrace.

Owners keep every apartment and lease it out under professional management, rather than selling units one by one, the outlet says. It names Lendlease as developer and long-term investment manager, with Vancouver-based QuadReal as partner and co-owner.

It adds that this tower started Lendlease’s Australian build-to-rent business, which it says now has over 4,600 homes either being delivered or managed across Australia and the United States.

Our earlier story on the Bowen Hills priority development area covers the wider suburb.

The numbers

Other details from the Brisbane Development report:

  • Parking: 225 cars and 471 bicycles.
  • Build: one stage, a six level podium topped by the tower.
  • Energy: all electric, averaging 7 Star NatHERS with a 5 Star floor per apartment, and aiming for a 5 Star Green Star Buildings rating.
  • Wellness level: a 25 metre pool with a beach entry, plus an outdoor spa, a gym and a sauna, steam room and cold plunge set.
  • Shared spaces: upper floors hold a lounge, dining room, home theatre and barbecue terraces; lower floors add co-working rooms, a podcast studio and a pet spa.

The outlet names Cottee Parker as designer and Hutchinson Builders as builder. It gives QuadReal as holding more than 65,000 multifamily units worldwide.

What’s next

The outlet reports that first residents have moved in. The outlet says Exhibition station and the new Cross River Rail hub are within walking distance of the tower. It also says the site is close to the city’s future Olympic and Paralympic Games precinct.

On the market case for the building, Lendlease’s Vanessa Orth, Managing Director, Investment Management, said renters want “convenience, quality amenities and a location that keeps them connected to work, entertainment and everyday services.”

The Australian Developer will follow any further announcements from Lendlease or QuadReal on the building.
