Developer Moshav Financial says Hillside, its four-house estate on Hillside Avenue in Vaucluse, is complete, with two of the houses heading to market through Ray White Projects. According to the developer’s media release, the largest, Terreno, is priced at circa $80 million, and Cielo at circa $30 million. The release puts the value of all four houses together at $203 million.
Terreno has six bedrooms and 1,628 square metres in total: 788 square metres internal plus 840 square metres of balcony and terrace. Cielo has four bedrooms across 600 square metres, made up of 285 internal and 315 of balcony and terrace.

Why it matters
Moshav says it consolidated the 2,586 square metre cul-de-sac site in 2018, at the highest point of the street, with an outlook north over Kincoppal and across Rose Bay to the city skyline. The release says very little of this part of Vaucluse comes up for sale and that the suburb sees almost no speculative development of any size. Moshav describes Hillside as its largest project to date, after delivering Aqualine and AYA at Bondi Beach and Verdical at Bondi Junction.
The four houses are Terreno and Mare, freestanding six-bedroom houses, and the semi-attached Cielo and Luce, each four bedrooms. Luigi Rosselli Architects designed the estate, Handelsmann + Khaw did the interiors, Dangar Barin Smith the landscape, and Lords Group built it, as it did Aqualine and Verdical. Moshav founder Tal Silberman says: “A house at this level is not bought from a drawing.”
The numbers
Terreno has seven bathrooms, two powder rooms, garaging for four cars, a private lift serving every level, a year-round heated pool and a temperature-controlled cellar. Cielo has four bathrooms, a powder room, garaging for two, its own lift and a plunge pool. Both sit within a secure gated estate.
Finishes listed in the release include solid lime-rendered masonry with rammed earth, handmade terracotta screens on the western face, and Colorbond roofs in a copper finish. Kitchens use Gaggenau appliances and marble benchtops, with Control4 automation, Daikin climate control and heated flooring throughout.
What’s next
The release lists completion as late September 2026 and the launch as October 2026. Enquiries go to Ray White Projects, whose managing partner Eddie Mansour is the listed agent contact, and further detail is at hillsidevaucluse.com. The release does not give a timeline for Mare and Luce.
