Ford Land’s plans for One Rosebery, a mixed-use redevelopment of its 1-3 Rosebery Avenue site in Rosebery (Sydney), were reported on 2 and 3 November 2026 by Apartments.com.au and The Urban Developer. Both describe a state significant development application in the City of Sydney area that pairs new towers with the reuse of a heritage-listed factory complex.

Why it matters

The Urban Developer reports that Ford Land has held the site for 40 years and that the site sits about 4.5 km from the CBD, within walking distance of Green Square station. Apartments.com.au says the project was declared State Significant Development in June 2025 and is moving through the NSW Housing Delivery Authority pathway, with the Department of Planning, Housing and Infrastructure as assessor.

The heritage fabric is central. Both outlets describe the former Moffat-Virtue office and warehouse complex, with a 1943 office building. Apartments.com.au says significant original brick sections would be retained and sawtooth roof trusses reused. The Urban Developer adds that three warehouse bays at the rear would be demolished and the remaining bay turned into a public “heritage spine” fronting shops, and that heritage inventory documents recommend no vertical additions, which sits against the proposed extra storey on the office block and housing above the warehouse.

The numbers

The Urban Developer puts the cost at about A$356 million and the program at seven stages over roughly two and a half years, with 304 construction jobs. Both outlets give 320 apartments, 43 of them affordable, and a tallest building of 21 storeys. The Urban Developer’s mix is 39 one-bedroom, 203 two-bedroom, 74 three-bedroom and four four-bedroom apartments.

By building, the Urban Developer lists:

  • Building A: the heritage office block with an added storey and nine retail tenancies.
  • Building B: 28 apartments over the heritage warehouse, with 1,075 sqm of ground-level retail.
  • Building C: 169 apartments in a part 16, part 11 storey form, anchoring a 3,624 sqm supermarket.
  • Building D: 123 apartments over 20 storeys, with ground-floor retail.

The design is split between Architectus for the new buildings and Panov-Scott for the heritage reuse, according to both outlets. The Urban Developer says Ford Land has added 54 homes since the project passed through the fast-track pathway last year.

A concurrent rezoning is also proposed. The Urban Developer reports it would lift height limits from 33 m to 57 m for Building C and 75 m for Building D, and raise floor space ratio from 1:1 to 3.16:1. It adds that the developer also wants an exception for a supermarket larger than 1,000 sqm outside the Green Square Town Centre.

We could not open the NSW planning portal record for SSD-87119707, so the 320 figure is the outlets’ reporting of the scheme, not a confirmed record figure.

What’s next

Both outlets report that the plans have been lodged, so this is a proposal, not an approval. Neither report gives a determination date. The Urban Developer notes the rezoning and the supermarket exception sit alongside the application, and that the heritage inventory advice conflicts with the added storeys.

The Urban Developer separately reports that Mirvac’s Green Square Stage 3 development nearby, covered in our earlier story, has recently completed a second exhibition.
