apartments.com.au reported on 4 November that Capital Corporation has revealed a $1 billion plan to redevelop a 13-hectare precinct surrounding Sydney Adventist Hospital in Wahroonga. The proposed Wahroonga Estate Central Precinct is being progressed with Adventist Property Service, and the outlet says a State Significant Development Application is expected to be lodged in the first quarter of 2027.
Why it matters
According to apartments.com.au, the masterplan is built around the hospital, known as The San, which it describes as the largest private hospital in the state, with over 700 beds and round-the-clock emergency care. About 19,500 sqm of extra hospital floor space is proposed to support expansion and modernisation.

Around 500 apartments are planned. The outlet reports that 10 per cent are set aside for affordable and key worker housing, roughly 50 homes for essential workers such as nurses, clinicians and teachers. Capital Corporation Managing Director Jim Hunter is reported as saying the project would address housing demand while building on the estate’s healthcare role.
Adventist HealthCare chief Brett Goods is reported as saying the project would let the hospital keep pace with its community, and would “help the San respond to the evolving needs of our community”. The report adds that he said staff would gain better facilities.
The numbers
Beyond the headline figures, apartments.com.au lists 5,000 sqm of commercial floor area for cafes, restaurants, shops and services. A two-hectare public park would connect Fox Valley Road with The Comenarra Parkway, featuring an amphitheatre, market areas, playgrounds and swimming pools.
The proposal would keep and manage 31.4 hectares of neighbouring bushland. Reported transport measures are new cycleways, a free local shuttle bus and surrounding road upgrades.
The report says the estate is already home to Avondale University’s nursing campus and the Wahroonga Adventist School. The Wahroonga Adventist Church lies outside the proposed precinct and would be unaffected.
Capital Corporation’s first residential stage at the estate, The Residences, has 134 apartments and is scheduled for completion in late 2027. The outlet reports, citing Capital Corporation, that 75 per cent have sold.
What’s next
The outlet says the Central Precinct remains at the planning stage and the application has not been formally lodged. It reports the precinct was declared State Significant Development in June 2025, which it says established the planning pathway. For comparison, Holdmark’s Burwood towers are already at assessment stage after exhibition drew 38 submissions.
Mr Hunter is quoted as encouraging residents to look at the plans and share their views with the company.
