500 lots approved on South Ripley site Ausbuild bought for $45 million

A 500-lot reconfiguration with a plan of development is marked Approved on the Ripley Valley PDA site Ausbuild acquired last year.

Ipswich City Council’s Development.i register marks a 500-lot reconfiguration at 58-116 Coleman Road, South Ripley, as Approved. Ausbuild bought that address for $45 million in November 2025, so the approval lands on a site a builder-developer already owns in the Ripley Valley priority development area (PDA).

Why it matters

Application 13604/2023/PDA is one lot into 500 residential lots, plus a balance lot, a sewer pump station lot, four stormwater lots and four open space lots, with a plan of development. Our register pull shows it lodged on 21 December 2023 and decided on 25 September 2026.

The public detail page lists the status as Approved but does not show the applicant or the decision date, and no decision notice is attached. We have not confirmed who lodged it. The link to Ausbuild rests on the address: Ray White Commercial’s sale release names Ausbuild as the buyer of 58-116 Coleman Road.

For developers and builders, 500 approved lots in the Ripley growth corridor is supply that can move to engineering and civil tender. For competing land sellers nearby, it is a pipeline to price against.

The numbers

Ausbuild has publicly floated a 429-lot masterplan on the site, and a $400 million gross realisation figure appeared in trade coverage. Neither is in the council record, and the approved lot count is higher than the 429 proposed. Treat both as unverified until a decision notice is published.

What’s next

Check the decision notice and conditions through the council’s application documents link before pricing any trunk infrastructure or civil work. Confirm whether Economic Development Queensland or Ipswich City Council is the assessment manager, as the register page does not state it.

Operational works and plan sealing usually follow a reconfiguration approval. We will report further steps when they appear on the register.
