2731 Property Pty Ltd has won a development permit from Sunshine Coast Council for 43 multiple dwellings at 27, 29 and 31 First Avenue, Coolum Beach. For Sunshine Coast builders and agents, it puts 43 approved units into the Coolum Beach pipeline, cleared without public notification.

Why it matters

The permit is for application MCU26/0158, a material change of use for multi-unit residential. The council’s record lists the stage as “Development Permit” and the decision notice as approved and sent.

The application was code assessable, so it was not open to public submissions. The council’s record says submissions are accepted only for impact-assessable applications.

For the local market, a 43-unit scheme on three consolidated lots adds supply close to the Coolum Beach centre. Builders and trades will watch for a tender or a sale of the site. Agents will watch for an off-the-plan launch. None of those steps appears in the record yet.

The numbers

  • Units: 43 multiple dwellings, per the council’s application description.
  • Site: three lots, 27, 29 and 31 First Avenue, each with its own council land number.
  • Lodged: 29 June 2026, from the council’s application data.
  • Decided: Development Permit, recorded 6 October 2026. The council’s document register lists the approved decision notice and statement of reasons on 7 October 2026.
  • Planner: Adams & Sparkes Town Planning.

The record does not state storeys, site area, car parks or a project value on its summary page. Those figures sit in the approved plans and decision package, and we have not published any number we could not read.

The assessment ran longer than a standard timeline. The record shows an information request and response, an external referral, and an agreed further period before the decision. Traffic, noise and engineering reports are among the referenced documents. An infrastructure charges notice (number 4964) was also issued on 8 October 2026. The amount is not shown in the register summary.

What’s next

With the permit in hand, the usual path is conditions compliance, operational works and building approvals before construction. The record does not say whether 2731 Property Pty Ltd plans to build, sell the approved site or bring in a joint venture partner.

Watch the council register for operational works lodgements and any change to the approved plans. For wider context, see our Queensland market coverage.
