City of Gold Coast has approved a material change of use for 25-27 Vista Street, Surfers Paradise: 25 multiple dwellings and 75 short-term accommodation units, with a food and drink outlet and a shop. Our SEQ development application wire logged the decision on 25 September 2026, about two weeks ago.
Why it matters
The mix is the point. Of the 100 approved units, 75 are short-term accommodation and 25 are multiple dwellings, which sets how the building can be financed, sold and operated. For developers, an approval at this ratio on a Surfers Paradise site is a working template for hotel-style product.
The record lists Lot 205 on RP21845, Lot 2 on RP48704 and Lot 6 on SP243229. The assessment type is code assessment, so there was no public notification and no submissions period. Council decided it under delegated authority.

Those storey, cost and site figures describe the lodged proposal. The council page we checked does not state the approved height, so confirm it against the decision notice before relying on it.
What’s next
The decision notice and conditions sit under Application Documents on the council record. Read them for the currency period, infrastructure charges and any height or design conditions. Builders and consultants in the Surfers Paradise catchment should watch for operational works and building work applications, which would signal a construction start.
