SEQ lot approvals hit 3,573 in March quarter, up 72.5% on year

South East Queensland councils approved 3,573 residential lots in the March quarter 2026, up 72.5% from 2,071 a year earlier. Logan and Ipswich carried most of the volume over the past year, according to the Queensland Government Statistician’s Office (QGSO). For civil contractors and land developers, approved supply is concentrating west and south of Brisbane.
Why it matters
The headline rise is real but lumpy. Approvals land in large batches, so one council can swing the regional total in a single quarter.
Over the four quarters to March 2026, SEQ approved 17,221 lots. Logan City Council recorded 5,385 and Ipswich City Council 3,837. Together that is 53.6%. Brisbane City Council recorded 1,651, or 9.6%.
The numbers
Method: we took the QGSO RaL_Approvals sheet and compared the March quarter 2026 with the March quarter 2025, then summed the latest four quarters (June 2025 to March 2026) against the prior four. The sheet’s latest quarter is March 2026.
March quarter 2026 against March quarter 2025:
- Ipswich: 1,154 against 179.
- Logan: 587 against 302.
- Moreton Bay: 829 against 658.
- Brisbane: 418 against 347.
- Redland: 194 against 70.
- Gold Coast: 159 against 171.
- Sunshine Coast: 49 against 197.
Four quarters to March 2026 totalled 17,221 lots against 13,132 in the prior four, up 31.1%. Logan alone moved from 1,909 to 5,385. Its June and December 2025 quarters were 2,203 and 2,244 lots, so the total rests on two big quarters.
Stock matters too. QGSO puts SEQ broadhectare land at 28,965 ha as at 30 June 2026, with an expected yield of 426,449 dwellings. Logan holds 7,341 ha and 103,415 dwellings. Ipswich holds 5,221 ha and 85,040. Brisbane holds 1,101 ha and 50,100.

This is a description of approvals, not a forecast. An approval is not a start or a sale, and QGSO tracks later steps in separate sheets, including operational works and certifications.
The concentration is the point for developers. Approved supply is clustering in Logan and Ipswich, where the largest broadhectare stock sits. Detail on the region is on the Queensland hub.
