Qm Properties lodges change to approved 109-lot Logan Reserve estate

The 109-lot reconfiguration at Logan Reserve was approved in June. A minor change to that approval is now before Logan City Council, with no decision.

Qm Properties has lodged a minor change application against its own approved 109-lot subdivision at 99 School Road, Logan Reserve. Logan City Council’s Development Enquiry Tool shows the application, COM/63/2023/A, was lodged on 12 October 2026 and sits at Decision Status: Undecided.

This is not a new development approval. The 109-lot reconfiguration it sits against, COM/63/2023, already went through council and was decided on 17 June 2026 with a decision notice issued. What is before council now is a variation to that existing approval, not a fresh application for the site. For builders and agents, the 109 approved lots stand either way; the open question is what the change alters.

Why it matters

Logan Reserve sits in Logan’s southern growth corridor, where lots are coming through both new applications and changes to existing approvals. COM/63/2023/A is the second kind: a minor change request, not an original DA, and the council record frames it that way, listing it under “Changes and/or extensions” to the parent file rather than as a standalone development.

It is not the only minor change moving through Logan’s southern corridor this fortnight. Frasers Property has its own 181-lot change request before council at Bahrs Scrub, lodged 29 September 2026 against a 2022 combined application, the same pattern of varying an existing file rather than starting a fresh one.

The practical read for anyone tracking Logan Reserve supply is that the 109-lot figure is not new. It was locked in when council issued the decision notice on COM/63/2023 in June. What changed on 12 October is that Qm Properties went back to council to vary that approval, and the public record does not yet disclose what the variation itself alters, only that it was lodged and remains undecided.

The numbers

  • COM/63/2023 (parent): a Combined Application for a variation request and reconfiguration of two lots into 109, at Lot 23 SP 348488, 99 School Road, Logan Reserve. Impact assessable, land use Dwelling House. Lodged 29 August 2023. Decision Status: Application Approved, with a decision notice issued 17 June 2026.
  • COM/63/2023/A (the current filing): logged by council as a Minor Change against the same reconfiguration. Lodged 12 October 2026. Decision Status: Undecided.
  • Applicant on both records: Qm Properties.
  • Site history on the record: the current parcel, Lot 23 SP 348488, replaced two older lots, Lot 23 RP 97736 and Lot 24 RP 97736, both now listed as historic, alongside a related current parcel, Lot 24 SP 348489, at the same School Road address range.

Council’s record does not state a lot count, condition or staging detail specific to the minor change itself. It only confirms the application type, the lodgement date and that it has not been decided, so this piece treats the 109-lot number as the status of the already-approved project, not as a figure attached to the new filing.

What’s next

COM/63/2023/A now needs an assessment and a decision notice from Logan City Council before the variation takes effect. Nothing in the record sets a timeframe for that outcome.

The underlying 109-lot reconfiguration already carries a decision notice. The record does not say whether the approved layout depends on the change. A minor change varies the existing approval rather than reopening the whole assessment. We will update this if council’s decision on COM/63/2023/A changes what is approved at 99 School Road.
