Frasers lodges 181-lot Bahrs Scrub change, Waterford plan adds 61

Two subdivision applications totalling 242 lots were lodged with Logan City Council in the last fortnight. Frasers Property has asked for a minor change at Bahrs Scrub, and Ningi Retail One has applied to split a Waterford lot into 61.

For a Logan builder, developer or agent, this is a pipeline signal only. Neither application has a council decision, so treat the 242 lots as proposed supply.

Why it matters

Logan is the southern front of South East Queensland lot supply, and filings like these show where applicants expect to deliver stock. Both applications are proposals before council, not approvals.

The Bahrs Scrub file is a minor change to an existing 2022 combined application, COM/43/2022/A. As lodged, the change request covers a material change of use for 181 dwelling houses with a plan of development, reconfiguring one lot into 181 lots plus road and park, and operational work for bulk earthworks. The site is at 41 Crossing Circuit and sits in the Emerging Community zone.

  • Combined: 242 lots proposed across the two applications.

The 181 figure is the lot count in the change request as lodged. The council record does not state the scale of the original 2022 application, so we have not compared the two.

What’s next

Bahrs Scrub must clear the confirmation notice stage, and Waterford is awaiting an information request from council. Neither record shows a decision date or a decision.

Both applications are code assessable, so there is no public notification step on the record. We will update if the status moves.
