Sunshine Coast Council’s Development.i record shows application MCU25/0389 was issued a Development Permit on 12 October, clearing Habitat Development Group to build 180 units alongside a shop and a food and drink outlet at 132 and 134-136 Aerodrome Road, Maroochydore. The application was lodged on 19 December 2025 and assessed at impact level, the scheme’s highest assessment track. Adams & Sparkes Town Planning is listed as the applicant’s agent. For Coast builders and subcontractors, it adds a 180-unit mixed-use job in Maroochydore to the approved pipeline.

Why it matters

Maroochydore is the Sunshine Coast’s designated CBD, and the site sits across two parcels that council’s record lists separately, 132 Aerodrome Road and 134-136 Aerodrome Road. Impact assessment is reserved for proposals that trip the planning scheme’s thresholds for scale or use mix. It carries public notification and third party appeal rights, a slower and more exposed track than code assessment.

Council’s record shows the public notification stage as completed, meaning any submissions on the proposal were already considered before this decision issued. Before that, the record shows the application was not properly made on first lodgement, council sent an action notice, and the applicant’s response brought it to properly made status. The whole sequence, notification included, ran about ten months on the record’s own dates. For builders pricing Coast work, a mixed-use tower of this scale can clear impact assessment inside a year.

The record lists Business, Residential and Multi Unit Residential as the uses attached to the site, consistent with a tower that combines apartments with ground-level retail and food and drink tenancies.

The approval itself is the only outcome on the public record. Council’s Development.i page lists the decision as “Approved - Development Permit Issued” but does not yet show the conditions attached, so the scope builders can price against is confined to the uses named in the application: Multiple Dwelling (180 Units), Shop and Food & Drink Outlet.

The numbers

  • 180 units, described on the record as a Multiple Dwelling.
  • A Shop and Food & Drink Outlet use approved on the same application.
  • Lodged 19 December 2025, decided 12 October 2026, about ten months on council’s own dates.
  • Assessment level: Impact, the Sunshine Coast scheme’s most demanding track, with public notification shown as completed.

Habitat Development Group Pty Ltd is named as applicant on the record. Adams & Sparkes Town Planning acted as its town planning consultant. No construction start date, builder or project value appears on the Development.i page.

What’s next

Council has not published the decision notice or conditions on the public Development.i page as at this writing. Contractors and suppliers tracking the project should check the record for the decision notice once it is posted, since conditions will set out staging, car parking and any works required before a building permit can issue.

That exposure sits alongside wider licence and restructuring activity among Sunshine Coast builders, covered separately. Habitat Development Group has not announced a construction timeline, builder or sales launch for the Aerodrome Road site. The next public step is expected to be either the release of the decision notice or a building permit application once any conditions are discharged.
