Spyre Group's revised 48-storey, 354-apartment Main Beach tower
Spyre Group's revised 48-storey, 354-apartment design for 3642 Main Beach Parade is before the City of Gold Coast for assessment.

Spyre Group’s revised 48-storey, 354-apartment tower for 3642 Main Beach Parade, Main Beach, appeared on the City of Gold Coast’s Development.i register on 30 October as application MCU/2026/431. The council record lists a code-assessable change of use for 354 multiple dwellings and a food and drink outlet, the latest change to a proposal that began as a three-tower scheme on the 2,067sqm block, apartments.com.au reported.
The current design, drawn by New Zealand architecture practice Monk Mackenzie, rises to about 160m across four staggered vertical sections. It carries 210 two-bedroom, 140 three-bedroom and four four-bedroom penthouse apartments, a total of 354 residences, with 390 car parking spaces and 18 motorcycle spaces spread across basement, ground and podium levels, the outlet reported.
Why it matters
Spyre Group, led by Andrew Malouf and Daniel Laruccia, previously proposed a triple-tower scheme for the Main Beach Parade site before scaling the plans back to the current single 48-storey design, The Urban Developer reported. The revised proposal reduces Spyre’s footprint on the site to one tower ahead of City of Gold Coast assessment, replacing the earlier multi-tower concept with the compact-luxury apartment mix apartments.com.au detailed.
The numbers
The 2,067sqm Main Beach Parade site is designed to hold 354 apartments split 210 two-bedroom, 140 three-bedroom and four four-bedroom penthouses, apartments.com.au reported. Parking spans 390 car spaces and 18 motorcycle spaces across basement, ground and podium levels. A separate apartments.com.au listing for the address had shown 345 residences before the outlet’s later report detailed the 354-apartment breakdown by bedroom type. Communal amenity across the podium and upper levels totals almost 3,000 square metres, apartments.com.au reported. Levels four and five house a swimming pool, spa, sauna and hammam alongside a separate plunge pool, a gym, yoga studio, outdoor exercise zones and space to work from home, while level 41 adds a pair of ocean-view pools plus a cinema, wine cellar, private dining rooms, games rooms and a club lounge, the outlet said. A 150-square-metre food and beverage tenancy is planned at street level on Main Beach Parade, with landscaped pedestrian links between Main Beach Parade and Montgomery Avenue.
The site carries an existing three-storey apartment complex dating to 1981 and sits on a block recently subdivided into two lots, apartments.com.au reported. A 22-storey tower with 38 apartments has already been approved on the adjoining lot, after Spyre scaled back an earlier three-tower, 309-apartment concept proposed in January 2026 to a single building by May, the outlet said. The facade palette combines light beige concrete with rammed earth, terracotta tiling and screens, clear glass and bronze-toned window frames, apartments.com.au reported. The proposal is being assessed as code assessable under the Gold Coast City Plan, which sets no prescribed maximum height for the site, against a floor plate of 988 square metres where 750 square metres is the acceptable outcome, and a tower separation of about 8.5 to 12.4 metres where 25 metres is the usual benchmark, the outlet reported from the planning assessment. Urban Strategies, acting for Spyre, told the council the staggered form and screening were an appropriate planning response, apartments.com.au said.
What’s next
The council record shows MCU/2026/431 as in progress, with no decision recorded. As a code-assessable application it is checked against the City Plan without public notification. Neither the record nor the outlets give a decision date. The Main Beach proposal is one of several large towers moving through Gold Coast planning channels at once. Gallery Group and Vitale Group’s 44-storey Surf Parade tower was lodged with the council earlier this month.
