Sarazin's 30-level Murcia Residences rises in East Brisbane
A Mediterranean-styled tower 500 metres from the Cross River Rail station, with a rooftop pool, wellness centre and edible garden.

National developer Sarazin’s Murcia Residences, a 30-level apartment tower at 9 Overend Street in East Brisbane, is under construction by Hutchinson Builders and on track for completion in late 2027, according to the project’s listing on property portal apartments.com.au. The listing puts the tower at 236 residences, with two-bedroom apartments (some with a study) and three-bedroom apartments currently advertised from $1,920,000.
The project’s design is credited to HAL Architects by Apartment Developments, which also names Sarazin as developer and Hutchinson Builders as builder, describes the tower as 30 storeys and gives the same late-2027 completion. Apartments.com.au reported in June 2024 that Sarazin had appointed Hutchinson Builders as its construction partner for the project. That report described a smaller scheme of 186 one-, two-, three- and four-bedroom apartments slated for completion in late 2026, so the project has since grown to the 236 residences now listed and its completion estimate has moved out by about a year.
In an undated construction update, Apartment Developments reported that the ground floor and podium had been formed, that the 1.3-metre transfer slab supporting the first apartment level was complete, and that the jumpform system had reached level six. It also flagged a limited Cielo Collection of sub-penthouses, without giving prices.
Why it matters
The tower is marketed on its position beside Woolloongabba, where the Cross River Rail station is taking shape. The apartments.com.au listing places the site 500 metres from that station, and Apartment Developments describes the future Cross River Rail station as 500 metres away. Both sources describe the project as under construction rather than proposed, with Hutchinson Builders named as the builder. For buyers, that means a stated completion window and an on-site builder, rather than a launch awaiting a construction start.
The numbers
The listing gives 30 floors and 236 residences, with the entry price of $1,920,000 attached to a two-bedroom apartment with a study, and two- and three-bathroom configurations across the two- and three-bedroom range. Pricing on the listing is the portal’s current advertised figure; Apartment Developments’ earlier report quoted a lower starting price for a previous release, so buyers should treat the from-price as a moving number rather than a fixed one.
The rooftop is the selling point. The listing describes an infinity-edge pool with views of the city skyline and the Gabba, private cabanas and lounges, and a wellness retreat with magnesium plunge pools, a sauna, a steam room and outdoor showers. Apartment Developments adds that the pool is north-facing, that the wellness centre includes warm and chilled magnesium plunge pools and an infrared sauna, and that the rooftop includes an edible garden planted with olive trees, rosemary, finger limes and lemons.
What’s next
Completion is estimated for late 2027, per both the listing and Apartment Developments. Sales are being handled through a display suite on level 5 at 14 Trafalgar Street, Woolloongabba, according to the apartments.com.au listing. Neither source gives a total cost for the build or a staged settlement timetable, and neither reports how far through the 30 levels construction now stands. Hutchinson Builders is also lined up to build a 40-unit youth foyer in Brisbane.
