Gallery Group and Vitale Lodge 44-Storey, 338-Unit Surf Parade Tower

The site has carried at least four different approved or proposed schemes since 2021. This one is almost entirely two-bedroom apartments.

Gallery Group and Vitale Group have lodged a development application with the City of Gold Coast for a 44-storey, 143-metre apartment tower at 205-211 Surf Parade, between Broadbeach and Surfers Paradise, apartments.com.au reported on 1 October. The tower would hold 338 apartments.

The application is lodged, not approved. No application number was published. If approvals come through, the developers expect to launch sales next year.

Why it matters

The mix is the story. Of the 338 apartments, 330 are two-bedroom and only eight are three-bedroom. The developers have not said who they are targeting, but a mix that is 98 per cent two-bedroom is built around one product type at volume.

The site also has a long planning history. Since 2021 it has carried a 35-level scheme called Chalk that was later approved at 36 storeys with 99 apartments and then cut to 21 storeys, a Surf Parade North scheme that grew from 28 to 36 storeys, a 2025 approval for short-term accommodation, and a late-2025 approval for 18 luxury townhouses. For land buyers on the Gold Coast, it shows how often a single site is re-planned before anything is built.
