Community Housing Limited (CHL) has opened Treefern Villas, 29 new homes at Waterford West in Logan, Housing Minister Sam O’Connor announced in a ministerial statement. The development has 18 one-bedroom and 11 two-bedroom homes.

Why it matters

The statement says 680 social and affordable homes are under way across the city, and 592 of them are being delivered with community housing providers rather than directly by the state.

That split matters to builders: in Logan, most of the current social and affordable pipeline runs through community housing providers. CHL’s brief at Treefern was smaller homes for long-term tenancies. CHL describes the villas as purpose-designed for people seeking a right-sized home that lets them age in place. Eighteen of the 29 homes, or 62 per cent, are one-bedroom.

The opening came in the same week Logan City Council voted to halve its infrastructure charge on one-bedroom granny flats, so small-format housing is on both the state’s and the council’s agenda in Logan this month.

Mr O’Connor said: “Every one of these 29 homes means another Queenslander has a safe and secure place to call home.”

The numbers

  • Treefern Villas: 29 homes, 18 one-bedroom and 11 two-bedroom.
  • Logan pipeline: 680 social and affordable homes under way, 592 with community housing providers.
  • Statewide: more than 7,000 social and affordable homes under construction.
  • Target: 11,205 homes delivered or under way toward 53,500 by 2044.
  • Funding: $5.725 billion over four years.

The statement does not give the cost of Treefern Villas or name the builder.

What’s next

With 592 Logan homes going through community housing providers, builders who want this pipeline need to be on those providers’ panels. Watch for further openings and tender rounds tied to the $5.725 billion program. More Brisbane and Logan housing coverage, including Logan’s granny flat charge cut.
