Cedar Woods adds 64ha Mount Barker site, plans 860+ lots
ASX-listed Cedar Woods has acquired 64 hectares in Mount Barker and is planning a masterplanned community of more than 860 residential lots.

ASX-listed developer Cedar Woods Properties has acquired a 64-hectare site in Mount Barker, in the Adelaide Hills, and plans a masterplanned community expected to yield more than 860 residential lots, according to a media release from Cedar Woods. Launch is scheduled for the 2027 financial year. For SA land agents and builders, it adds a large national developer to the largest town in the Hills.
Why it matters
The acquisition gives Cedar Woods, which already holds the Glenside and Fletcher’s Slip projects in metropolitan Adelaide, a third South Australian project. Mount Barker is the largest town in the Adelaide Hills, and Cedar Woods cites forecasts that its population will more than double over the next two decades, a growth rate the company is positioning the new community to capture. Managing director Nathan Blackburne said the acquisition was “a natural fit” for the company’s growth strategy, calling Mount Barker “an exciting addition to our portfolio.” He said the site fits the company’s strategy of securing high-quality development sites in growth corridors. The town is also drawing commercial investment, with a $30 million Mount Barker hotel plan resubmitted earlier this month.
Cedar Woods describes Glenside as a boutique inner-urban community surrounded by parklands, and Fletcher’s Slip as a historic waterfront precinct it is transforming into a new neighbourhood. Together with Mount Barker, the company says the three South Australian projects give it a well-rounded, strategically located presence in the state, supporting its goal of a nationally balanced development pipeline.
The numbers
Cedar Woods’ release puts the site at 64 hectares, with early planning pointing to more than 860 residential lots. The company’s Mount Barker project page says the community will deliver more than 900 new homes, designed to suit a wide range of lifestyles and buyers. The project page lists the development as “coming soon”. The company describes the site as close to existing schools, services and public transport, with appeal for families and first-home buyers.
What’s next
Cedar Woods is targeting FY2027 to get the first stage moving, then rolling the remaining lots out across several years rather than in one release. The company says further acquisitions will follow wherever growth markets line up with buyer demand and government planning priorities, keeping Mount Barker as one piece of a deliberately nationally balanced pipeline.
