Fairland, a South Australian developer, is taking registrations of interest for the opening stage of SOUL, a planned community of more than 750 homes on the Gawler River at Angle Vale, in Adelaide’s north. Glam Adelaide reported the launch on 2 November. Sales of the first 212 allotments begin later this month, with land priced between $312,000 and $460,000.
Why it matters
Fairland says Angle Vale’s surrounding region ranks among the quickest growing in South Australia. SOUL lies north of The Entrance, an award-winning Fairland project close by, and adds to the company’s long-running investment in the city’s northern suburbs. Building is scheduled across eight years.
The masterplan is meant to safeguard the river corridor’s natural beauty while providing common ground for residents, visitors and local wildlife, the company says. River Red Gums and Black Box woodland already on the land are to be kept and worked into new public reserves, and several hundred more trees will be planted as the project proceeds.
Project director Aleck Whitham said the river and its surrounds shaped the plan. Varied block sizes and home designs are meant to suit people just starting out in home ownership as well as families trading up.
Two schools, Trinity College’s Gawler River campus and Riverbanks College (B-12), are a short stroll from the site, and the Angle Vale town centre shops are nearby.
The numbers
The centrepiece is a 3.2 hectare public park with a large nature playground, within 5.4 hectares of open space across the site. Fairland is committing over $2 million to the regional park by the river, which will feature nature play, reserves, public art, barbecues, shelters and walking and cycling paths.
It is slated to be an early delivery under the Northern Park Lands, a proposed chain of open spaces running from the Hills Face to the Gawler River.
What’s next
Civil works have begun on Stage 1, and the first display home is due to open at the start of 2028. Fairland also plans a display village of 32 homes from 17 South Australian builders, which it expects to be among the biggest in northern Adelaide.
Buyers interested in the first release can register now ahead of sales later this month. The launch comes alongside separate reporting on first-home land pricing in Adelaide’s north.
