Arbory Stage Two: 8-Storey Office Lodged Beside St Patrick's
The second building would frame the heritage-listed church with the approved Arbory North, and open a public arcade through the church grounds.
Quintessential has lodged a development application for an eight-storey office building at 58 Morgan Street, Fortitude Valley, on land owned by the Catholic Archdiocese of Brisbane beside St Patrick’s Church, Brisbane Development reported on 30 September. The application, A007120568, was lodged with Brisbane City Council on 24 September and is code assessable.
It is a proposal under assessment, not an approval.
Why it matters
The Arbory is a commercial precinct built around a heritage church on church-owned land. St Patrick’s is on the Queensland Heritage Register, and the plan retains its significant fabric and mature fig trees.
The building would be the second half of a pair. Arbory North, an eight-storey office on the northern side of the church, was approved in October 2021. Together the two would frame St Patrick’s across a combined precinct of 10,690 sqm.
For developers, code assessment matters. A code assessable application is assessed against the planning scheme’s set requirements, and is not open to third-party submissions or appeals.

Watch for the council decision, and for whether Quintessential secures a tenant before starting either building.
