Vos Construction and Joinery has begun building 20 new social and affordable homes at Westbury in northern Tasmania, in an $8.6 million development with the state and federal governments sharing the cost through the second round of the Housing Australia Future Fund, the Tasmanian Government said in a release published by Mirage News. Construction started in August 2026, and the single storey, two bedroom units are expected to be ready for residents late in 2027.

Why it matters

Homes Tasmania secured the Round 2 HAFF allocation that covers the Westbury site, part of funding contributing to 149 social homes across eight projects statewide, so Westbury is one project inside a much larger pipeline of state housing work. The new units will sit behind 10 existing Homes Tasmania dwellings already on the site, adding to an established social housing block rather than opening a new one. The project comes as Homes Tasmania’s finances are under scrutiny: Pulse Tasmania reported that Homes Tasmania has fully drawn its $546 million debt ceiling, with the housing minister defending the debt-funded build model in parliament.

The numbers

The build is costed at $8.6 million for 20 new homes, jointly funded by the Tasmanian and Australian governments through HAFF Round 2. The units are single storey and two bedroom, built to the Silver level of the Livable Housing Design Guidelines with a 7 star energy rating, and sit behind 10 existing Homes Tasmania units at the same Westbury site. Construction began in August 2026, with the homes expected to be ready for residents late in 2027. The Westbury allocation sits inside a wider HAFF Round 2 tranche that contributes to 149 social homes across eight projects statewide.

What’s next

Vos Construction and Joinery continues building on the Westbury site through to the expected completion late in 2027, when the 20 units are due to be ready for their first residents. Tasmanian Liberal member for Lyons Guy Barnett said the government was “committed to delivering 10,000 social and affordable homes by 2032.” Federal Labor member for Lyons Rebecca White welcomed the project, calling Westbury a wonderful community and saying it is exciting to see the 20 new homes now under construction there.
