Glam Adelaide published a first look on 5 November 2026 at New Dawn Residences, Adelaide (South Australia), an A$75 million, 22-storey apartment tower planned for 33 Angas Street in the CBD. The outlet reports that the developer is a local lawyer who intends to demolish his own office to build it.
Why it matters
According to Glam Adelaide, Adelaide lawyer Roger Sallis set up New Dawn Developments to deliver the project. At the moment the block holds his law firm, RSA Law, next to a Muay Thai gym.

If the plan proceeds, the existing buildings would make way for a tower of roughly 81 metres, positioned between the Kodo Apartments and a local heritage building.
The outlet reports that the State Commission Assessment Panel granted planning consent in March 2026, with construction anticipated to start in early 2027, subject to remaining approvals. That makes this a consented scheme still waiting on further sign-offs, not a project under way.
The numbers
Glam Adelaide says the tower is designed by Adelaide-based Matthews Architects and includes 37 apartments. Of those, 28 make up the Principal Sky Residences collection, with the top tier being two penthouses, two sub-penthouses and two courtyard homes. The plan also sets aside six affordable apartments.
The larger residences are described as offering more than 200 sqm of internal living space, with large windows, high ceilings and generous balconies. The two penthouses each have a private rooftop terrace of roughly 75 sqm.
Interiors are planned around open living areas, natural stone and timber finishes, large kitchens and flexible bedroom layouts, the outlet reports.
The report also lists a communal terrace for outdoor dining, a gym and a sauna for residents. Instead of car ramps, the tower would use an automated German-engineered parking system that takes vehicles in at ground level and stores them. Principal residences would have private lift access, and the design aims for a 5-Star Green Star rating, using solar generation and efficient glazing.
At street level, Sallis hopes to introduce a French patisserie and gateaux shop called Le Temps, according to Glam Adelaide. He would source pastries from Port Lincoln bakers.
The site also carries a Ukrainian solidarity mural of a girl confronting a dragon, painted by artist Skubalisto and commissioned by Sallis. With demolition planned, its future is uncertain, though Sallis intends to preserve and relocate it where possible, the outlet says.
What’s next
The key milestone is the start of construction, which the outlet says is anticipated for early 2027 subject to remaining approvals. The article does not say which approvals are outstanding, who will build the tower, how it will be funded or when apartments will be released for sale, so those details are not confirmed here.
