Queensland says 52,500 homes mid-build; $136M Logan plant begins
The Queensland Government says 52,500 homes are under construction and work has begun on a $136 million Chambers Flat wastewater plant in Logan.
The Queensland Government says more than 52,500 homes were under construction in the state in the June quarter, and that work has started on a $136 million wastewater plant at Chambers Flat, in the Logan City Council area. For Brisbane and South East Queensland builders, the pipeline is full, but the trades to finish it are the constraint.
Why it matters
Premier David Crisafulli and Deputy Premier Jarrod Bleijie issued the joint statement on 11 October. They said the figure is the fourth straight record quarter and is drawn from new ABS data. We could not confirm the Queensland number in the ABS release, so treat it as the government’s claim for now.
The more concrete item is infrastructure. The government says the Chambers Flat Wastewater Treatment Plant, funded through the Residential Activation Fund, will give wastewater capacity for future homes between Park Ridge and Yarrabilba. It says 20,000 homes have been unlocked in Logan, without tying that number to the plant alone. The statement does not name who will operate it.
The numbers
According to the statement, homes under construction are up 35.6% in two years, which it calls the highest change of any state. Completions are up 4.2% over the same period. Read together, that gap points to a long build queue rather than fast handovers.
The ABS Building Activity release of 7 October puts national dwellings under construction at 248,733 in the June quarter, including 95,447 new houses. The state split sits in the release’s data tables, which we have not reproduced here.
The statement also says the Residential Activation Fund has unlocked more than 166,000 homes statewide, and sets a target of 1 million homes by 2044. These are the government’s figures.
What’s next
Builders should expect continued pressure on subcontractor availability while this many homes sit mid-build. Developers holding land in the Logan corridor should watch servicing timelines once the Chambers Flat plant is running. Sewer capacity often sets when lots can be released.
The statement acknowledges Federal Budget pressures are expected to slow the sector in future quarters. See our Queensland hub and the earlier report on SEQ lot approvals, which covers Logan and Ipswich land supply.
