AVID adds Deanside townhouses from $529,000 as first-home buyers lead
At Carolina in Melbourne's outer west, first-home buyers made up 55% of purchases this financial year, and AVID is widening the mix beyond standalone houses.

AVID Property Group said on 4 November that buyers at Carolina, its masterplanned community in Deanside in Melbourne’s outer west, are increasingly choosing townhouses over standalone homes. Its latest townhouse release starts at $529,000 (as of October 2026).
Why it matters
Deanside has grown fast. AVID’s release cites an estimated 800% population increase since 2021, sourced to an Area Search page and AVID is using townhouses to broaden what it sells beyond the standalone house. For outer-west builders and land developers, it is a data point on what entry buyers are choosing. First-home buyers accounted for 55% of Carolina purchases this financial year, according to AVID.
The numbers
Carolina townhouses start at $529,000, which AVID prices as a middle ground between an apartment and a detached house. The company says the homes keep their own bedrooms, living areas and outdoor space while cutting the land and maintenance commitment. AVID said density requirements shaped the designs and that the homes stay connected to the community’s green spaces and streetscapes. The figures come from AVID, and the 800% growth number is an estimate it cites rather than an official count.
AVID General Manager Victoria Penny Forrest said buyers want to make their budget work harder without compromising lifestyle, and that demand has shaped designs for first-home buyers, young couples, growing families and downsizers. The company did not disclose the number of townhouses in the release or sales volumes.
Ms Forrest said affordability is not only the headline price but the range of home types and purchase options on offer, and that a young couple has very different priorities from a growing family or a downsizer. AVID describes itself as a developer with more than 65 projects across Australia and New Zealand and 13,200 residential land blocks in its portfolio.
