Rogerscorp files plans for 101 Hope Island townhouses
Rogerscorp's 101-townhouse Hope Island plan is on the City of Gold Coast register as COM/2026/314, a code-assessable application now in progress.

Rogerscorp’s 101-townhouse project for 14-16 Halcyon Way and 50-52 Broadwater Avenue, Hope Island, appeared on the City of Gold Coast’s Development.i register on 30 October as application COM/2026/314. The record lists a code-assessable combined application for 101 multiple dwelling units and a one-into-two lot subdivision on the 2.3ha site, which The Urban Developer first reported on 19 October.
Why it matters
The application, designed by Z Architects, sets out 17 building clusters of three to eight two-storey townhouses, each with three or four bedrooms and ranging from about 141 to 192 square metres. The scheme includes 1,655 square metres of shared space: a pool, cabanas, a barbecue and dining area, wellness facilities, a workshop and a pickleball court.
The application materials, prepared with planning consultant Urban Strategies, state the built form “has been carefully designed to minimise perceptions of bulk and scale.” The documents describe the project as a lowrise townhouse community intended to sit within the site’s existing urban footprint designation, rather than a change to the area’s height or density pattern. Z Architects’ scheme is described in the documents as drawing on a contemporary coastal design vernacular reflective of the broader Hope Island locality.
Rogerscorp, a Brisbane-based firm led by managing director Simon Rogers, is also behind Verano Residences, a 173-apartment, two-tower project on a 4,907 square metre site at 75-77 Laver Drive, Robina, designed by MAS Architecture and pitched in July for delivery in two stages, putting Hope Island alongside Robina in the firm’s current Gold Coast pipeline.
The numbers
The 101 townhouses would be delivered in three stages: 42 on the western side of the site, 31 on the northern portion, and 28 on the eastern side, alongside a one-into-two lot management subdivision. Parking totals 187 spaces, made up of attached single and double lock-up garages plus visitor bays.
A listing for the Halcyon Way address on apartments.com.au separately records the project as 101 residences with an estimated completion of late 2032, and lists its status as awaiting planning approval from the City of Gold Coast.
What’s next
The council record shows COM/2026/314 as in progress with an assessment officer assigned and no decision recorded. As a code-assessable application it is checked against the City Plan without public notification, so the next formal step is a City of Gold Coast decision.
