Fee-J Properties Pty Ltd, acting as trustee, has a development application before Brisbane City Council for 16 Hamilton Street, Kangaroo Point. The plan is for 13 large apartments in a nine-storey building. It is a proposal only, and council has not made a decision. For inner-ring builders and agents, it is a small, high-spec job to watch through assessment.

Why it matters

The proposed mix leans to large homes. According to Brisbane Development, 11 of the 13 apartments are three-bedroom homes taking half a floor each, and two are four-bedroom homes taking a full floor.

That mix targets owner-occupiers who want house-sized space without leaving the river suburbs. For developers watching the inner ring, it tests whether a small-lot, low-count, high-spec product can find buyers where volume schemes dominate. Council’s record does not carry the unit mix, so these figures rest on the outlet.

Council’s Development.i register lists application A007125076 as a Material Change of Use with the use shown as multiple dwelling. It is impact assessable, the highest assessment level, and sits at the lodgement stage. The application was lodged in early October 2026.

Brisbane Development reports the site at 756 sqm, the architect as Bureau Proberts and the town planner as Sinclair Planning. The council record names Sinclair Planning Pty Ltd as consultant. No project cost has been published, and we have not estimated one.

At 13 apartments on 756 sqm, the scheme is a low-count building on a modest lot. Impact assessable status means council will weigh the proposal against the planning scheme as a whole and the application is open to public notification.

Council will assess the application, and a decision is not due for some time. Public notification may follow for an impact assessable application, which gives neighbours a chance to make submissions.
