Chapter Two has lodged a development application with Brisbane City Council for a five-storey apartment building on Fox Street, Wynnum, The Urban Developer reported on 1 October. The plan has 17 two- and three-bedroom apartments over two ground-floor retail spaces on a 1,341 sqm site.

The application is lodged, not approved.

Why it matters

Wynnum sits on Brisbane’s bayside. The scheme is small, with only two- and three-bedroom apartments, a rooftop pool and views toward Moreton Bay, a format usually aimed at owner-occupiers rather than investors.

The timing lines up with the data. Cotality’s September index shows Brisbane units up 8.5 per cent over 12 months, ahead of houses at 5.3 per cent, even as both fell in the month.

Chapter Two co-founder Jon Quayle said: “It is hard to find a better position in Wynnum.”

The developer is active elsewhere in South East Queensland. The Urban Developer reports it is converting an office building in Spring Hill to apartments under the Park Row name, and has a townhouse project at Mango Hill.

What’s next

Watch the council’s assessment, including any neighbour submissions if the application is impact assessable. For bayside landowners, an approval here would be a useful benchmark for what mid-rise can achieve on similar sites. More Brisbane residential coverage.
