Brisbane cuts proposed Carindale heights to 25 storeys from 30
Brisbane City Council cut proposed Carindale heights from 30 to 25 storeys after consultation. Indooroopilly and Nundah proposals are unchanged.
Brisbane City Council has cut its proposed Carindale building heights from 30 to 25 storeys after public consultation. The change, in a post-consultation response, matters for any developer with a site in or near the three centres. The package remains a proposal and is not adopted.
Why it matters
Carindale was the headline height jump in the advertised package. The council’s consultation page shows the centre core moving from 10 to a proposed 25 storeys, and the centre fringe from 8 to 25. A 30-storey feasibility built on the advertised version now needs re-running.
Indooroopilly and Nundah did not move. At Indooroopilly the required site area for maximum heights halves from 4,000 sqm to 2,000 sqm and gross floor area limits are removed, which opens smaller sites. For Nundah, the 30 per cent non-residential minimum on the west side of Sandgate Road is replaced with a more flexible ground floor requirement.

- Carindale centre residential: 3 to 10 storeys, reflecting existing approvals.

- Nundah, Major Centre zone east of Sandgate Road: 12 to 15 storeys. Selected mixed use land west of the railway line: up to 10 storeys.

What’s next
Consultation ran from 24 April to 25 May 2026. Council says the Queensland Government will now review the proposed amendment, “which may be subject to further changes”. The council timeline points to a final adoption decision in mid to late 2026, with the amendment taking effect in City Plan in late 2026.
Until adoption, the current City Plan heights apply. Developers should treat the 25-storey figures as indicative and watch for any state-requested changes.
