Brisbane Airport launches 30-hectare, $400m industrial land release
Stage 2 of the Tamarind Place release already has about 40 per cent of its space pre-committed ahead of mid-2027 completion.
Brisbane Airport Corporation has launched a 30-hectare industrial land release across its Tamarind Place precinct at Brisbane Airport, Queensland, a three-year program the company values at more than $400 million in land preparation and building works, Brisbane Development reported on 22 October. The release adds more than 150,000 square metres of floor space to the airport operator’s investment property portfolio, which Brisbane Airport Corporation says is now valued above $2.6 billion.
Stage 2 of the release covers six lots along Tamarind Place, numbered 5, 6, 7, 8A, 8B and 13/14, ranging from 22,427 square metres to 71,389 square metres, with concept buildings sized from 10,957 square metres to 39,345 square metres and parking for 126 to 410 vehicles. Tomkins Commercial is listed as builder for lots 5 and 8B. Brisbane Airport Corporation says the stage offers 27,000 square metres of customisable industrial, logistics and advanced manufacturing space across up to 10 tenancies, with about 40 per cent of that space already pre-committed ahead of a practical completion date the company has set for mid-2027.
Why it matters
For developers and builders tracking South East Queensland’s industrial supply, the release lands on a brownfield site Brisbane Airport Corporation has already proven out. Stage 1 at the same precinct is fully leased, with tenants including 4WD SupaCentre, Aramex, Australia Post, Martin Brower, Sadleirs and Tile One on leases of seven years or more running continuous operations. Scott Norris, Brisbane Airport’s executive general manager commercial, said the new land is scarce. “What we’re bringing to market is one of the last opportunities of this scale in South East Queensland,” Norris said.
Brisbane Airport Corporation cites its own figure of a 3 per cent industrial vacancy rate across Brisbane as the basis for pricing Stage 2 into a tight market. No independent vacancy survey accompanies that figure. The company also says its wider investment portfolio is fully occupied, with a weighted average lease expiry of 8.55 years, and that the portfolio’s value has risen by more than $500 million over the past two years, both figures it attributes to itself rather than an independent valuer.
The timing sits inside Brisbane’s broader run-up to the 2032 Olympic and Paralympic Games, a program whose own organising committee is mid-transition: chief executive Cindy Hook is set to step down in early 2027, with a successor search under way as venue construction moves from planning into delivery. Brisbane Airport Corporation frames its own land program against the same 2032 horizon, inside a wider $5 billion, five-year plan covering more than 150 projects and a 420-hectare land management footprint it is working through over the coming decade.
The numbers
Three figures anchor the release. The land itself totals 30 hectares, released in stages over three years. The combined investment across land preparation and construction is put at more than $400 million. And the floor space being added, over 150,000 square metres, sits on top of more than 120,000 square metres Brisbane Airport Corporation says it has already delivered across the same precinct over the past five years.
Brisbane Airport Corporation says its total landholding now supports more than 600 businesses across more than 1.3 million square metres of ground leases. The Australia Post parcel hub, announced in 2024, remains the largest single tenant commitment at the precinct to date, and Stage 2’s six lots are being marketed as the next tranche behind it.
What’s next
Marketing of Stage 2’s six lots continues through the remainder of 2026, with Tomkins Commercial already engaged as builder on lots 5 and 8B. Brisbane Airport Corporation has set practical completion for mid-2027 and says it is targeting a 5 Star Green Star rating for the new buildings. The remaining capacity beyond the 40 per cent already pre-committed, and which of the stage’s six lots fill first, is what developers and logistics operators evaluating the precinct will be watching next.

- Our dataOur calculation: about 40 per cent of Stage 2's 27,000 sqm pre-committed leaves roughly 16,200 sqm of the stage still to lease ahead of mid-2027 completion.brisbanedevelopment.com.au
