Arada targets 2027 start on approved 33-storey Campsie tower
The NSW Government approved SSD-90701958 on 25 September: a 33-storey, 156-apartment Arada tower at 10 London Street, Campsie, over council objection.
Arada is targeting a mid-2027 start on its 33-storey, 156-apartment tower at 10 London Street and 43 North Parade, Campsie, after the NSW Government approved it on 25 September 2026. The approval, SSD-90701958 on the state’s major projects register, includes 18 affordable homes, and Arada set out its timetable to The Good Builder on 10 October.
The call was made by the state, not the City of Canterbury-Bankstown, which lodged a formal objection to the proposal.
Why it matters
Campsie is one of the Sydney Metro Southwest stations in waiting, and this is a large step in how the area will be built out. Arada, the UAE-based master developer, told The Good Builder the approval came in under four months from lodgement. That pace is the point for anyone with a Sydney pipeline: state significant development can move faster than a council assessment, and the authority to decide sits with the Department of Planning, Housing and Infrastructure rather than the local planning panel.
The record shows the council was not a bystander. According to The Good Builder, Canterbury-Bankstown objected on 23 July 2026, citing height and density, overshadowing of Anzac Park and Anzac Mall, and the lack of public benefits offered against the extra floor space. The council’s objection is listed among the submissions on the state record. The state approved the project regardless.
For developers weighing a similar site near a station, the lesson is practical: a project can proceed over a council objection when it goes through the state pathway, though that is a feature of this determination and not a guarantee for the next one.
The numbers
The state register confirms the address, the SSD number and the 25 September approval. The project figures below were reported by the outlets named.
- Height and storeys: Apartments.com.au reported 33 storeys, with height raised from 27 metres to 114 metres under the approval. The Good Builder reported the council’s planning proposal for the Campsie town centre had set 67 metres and a 6:1 floor space ratio, against the 10.89:1 sought.
- Apartments: 156 in total, according to Apartments.com.au, split into 125 two-bedroom, 27 three-bedroom and four with four or more bedrooms.
- Affordable housing: 18 apartments, according to both outlets. Apartments.com.au reported the rezoning requires at least 10.5% of total floor area as affordable housing for a minimum of 15 years. The Good Builder reported the council’s framework had sought 4% of residential floor area dedicated to council in perpetuity, against the 10% over a minimum of 10 years the proposal offered. The two outlets differ on the tenure period, so treat it as unsettled until the consent conditions are read.
- Site and floor area: a 1,631 sqm site and about 17,773 sqm of gross floor area, per Apartments.com.au, with more than 1,400 sqm of communal space and two ground-floor commercial tenancies.
- Parking: 161 car spaces and 24 bicycle spaces, per Apartments.com.au.
- Value: Arada put the gross development value at $220 million, as reported by The Good Builder.
- Design: Woods Bagot is the architect, according to Apartments.com.au.
What’s next
Arada has told The Good Builder it is targeting construction start in the second quarter of 2027 and completion in the fourth quarter of 2029. The Good Builder noted that the Housing Delivery Authority’s criteria ask proponents to show they can start within 12 months of approval.
Arada has described the tower, called London Place, as the first of five projects planned for the Campsie area, per the same outlet. Apartments.com.au also reported that One Campsie remains under assessment on the state portal, so more determinations in the precinct are likely to follow.
Watch for the consent conditions and any modification applications, which is where the affordable housing tenure and the public benefit contributions will be settled. Our wider coverage of the city’s pipeline sits on the Sydney market page.
